Under §718.111(12), unit owners can inspect official records within 10 working days. The AI captures records-request as a structured intake field (date, owner ID, records requested, statutory deadline) so your team can fulfill within the legal window. PII / personnel records / other-owners' delinquency are still protected by identity-non-confirmation (rule 21) — the AI doesn't auto-disclose.

Yes. Significant Spanish-first elder population in Hillsborough, Pinellas, Miami-Dade, Broward. Per-caller-language voice routing means Spanish-speaking residents hear Spanish from call one. Pick Mexican Eduardo or Argentinian Valeria as your per-language voice in Settings; Cuban Spanish specifically is honestly not yet available (Lourdes's audit, Round 8 — we're sourcing).

Condo emergency (water intrusion through shared wall, fire panel, elevator entrapment) — routing?

Different from a plumber's emergency. Set up emergency keywords ("water through ceiling", "fire alarm", "elevator stopped", "smell gas") that page the on-call maintenance lead + the property manager. We don't yet ship a condo-specific emergency template; configure these keywords in your knowledge base per association. Real condo-template work is on the roadmap.
